Part of Crown Commercial Finance's business plan is to create commercial real estate investment groups. These groups organized through Limited Liablity Corporations, are to be created for the purpose of purchasing apartment, mobile home park, office or retail properties. So today, I'm opening up Crown Commercial Finance's charter to include pooling together like-minded commercial real estate investors to invest in commercial real estate transactions.

I knew that during the course of my business in commercial real estate finance, that I would run across investors that didn't have the funds necessary to complete commercial real estate transactions. During a period of a couple of weeks, I added up almost $1,500,000 in investor money.  Individually, these investors did not have the necessary funds to close a commercial real estate purchase.  But together, it would have been a formible group capable of entering into more profitable transactions then they could individually. 

I have always partnered with investors whenever I purchased investment property.  From my early days just out of College to now with a family in tow.  Currently, I'm a member of an organization called the West Coast Investor's Club.  We've purchased units in Phoenix, Arizona and a mobile home park in Brownsville, TX.  The mobile home park came to us from one of the investors that called me looking for financing.  He didn't have the money, but he had a good deal.  So we bankrolled him, gave him equity in the deal and bought the mobile home park.  It provides an excellent cash flow to this day and has increased in value as well.

Yesterday, I had another apartment finance transaction pass by my desk.  It was provided by a prospect who found a Bank Owned 88 Unit Apartment complex.  The problem, the prospect had no money and was looking for 100% fnancing.  Unfortunately, unless you use other peoples money, 100% financing is not possible.  This transaction would have taken about $720K in investment money and returned somewhere North of 30% Cash on Cash! And that's with only 20% down.  Considering the average American retires with less than $10,000 in the Bank. I ask the question, who has $720K lying around?  The answer is not that many.

Now, you never know what you're going to get on the Internet.  I know that there are unscrupulous people out there preying on the vulnerable.  I just read where one man bilked 125 investors out of $11.5 million in another one of those Ponzi Schemes.  Therefore, I recognize the need to make my investors as comfortable as possible in working with Crown Commercial Finance and it's investment arm.  You can go to the Department of Real Estate website in California and put in my name, Craig Emerzian, to check out my license status.  You'll see there are no derogatory remarks regarding me or my company if you Google my name.  But beyond that, how can you keep yourself safe.  Hire a lawyer to review an future offerings would be the best path.  Or, go out to whatever property we offer for syndication.  Ask of me what you will in order for you to become comfortable.  I'm willing to put out the work to satisfy you.

My grandfather told me once, enjoy what you do, work hard, be honest and the money will come.  He made a big impression on me.  That's why I named my company after his company; the name of my Grandfather's business was Crown Fertilizer Company.  He was a 'Used Hay Dealer'.  Yes you're right, he sold Bullshit for living.  And whenever things got tough for me, he'd always say, "You think you have it bad?  I had to sell shit for a living"! 

But there's another quote that has guided my ethics and with the advent of the Internet it holds so true.  It came from a movie I saw about the Salem Witch Hunt.  When one of the accused was asked why he didn't sign the letter of admission so he could save his own life, he answered, "Because it is my name, it's the only one I have and I can't get another". 

I'm creating these groups so that we can ALL end up at a point where our commercial real estate investments can provide us with a solid retirement income.  We can't depend on Social Security.  And with the vagaries of the Stock Market, we can't depend on that vehicle as well.  So join me.  I promise to do my level best to gain and keep your trust.  Afterall, my future will be in your hands too.
